Project Description:
The Flint is a full service, fine dining restaurant located along the Flint River in downtown Albany, Georgia. Adjacent to the recently developed Pretoria Fields Brewery on Pine Avenue, the restaurant occupies what was formerly a roughly 10,800 square foot cotton warehouse. A public-private partnership, our clients were the Singfield Family and the Albany-Dougherty Inner City Authority (ADICA). Serving as general contractor for the custom white-box scope, our team was engaged to perform an extensive value engineering process to alleviate budget concerns related to repurposing the old structure. We partnered with the design team led by TSW, Inc., local subcontractors and suppliers to set the best course of action to both meet the vision of the client and budget requirements. Work included site utilities, site improvements, ADA accessibility requirements, selective demolition, concrete formwork, new roofing, gypsum assemblies and select finishes, MEP systems including rough-in for kitchen and new fire sprinkler system. Of special note, the project reutilized the brick veneer along Pine Avenue as well as exposed structural steel trusses and 1×6 wood roof decking, enhancing the space’s interior design.
